20ft Tiny House – 160 sq ft Tiny House Home – $35,000 – Nashville, TN

20ft custom built tiny house on wheels. I had the structure built by a contractor in Atlanta 10 years ago and finished out the interior myself upon towing it home to Nashville. The tiny has been parked in my backyard since and is being sold due to the fact that it’s no longer needed. It’s on a 20ft double axle trailer built with wood framing and spray foam insulation with a mix of cedar and cedar shake on the exterior and wood interior walls. The exterior was stained and the trim/windows painted in April 2026.

It has a mini-split for heat and air and an exterior tankless water heater that runs off propane (tank included). The whole home is traditionally plumbed (PEX & PVC) with the exception of the toilet which is a Separett brand composting toilet. The water is supplied via an outdoor faucet with hose hookup and I’ll include roughly 50ft of heated hose which is essential in the winter. It’s currently running off a 30amp breaker on my homes main panel via 50ft of shore power cord, included.

The main area in includes a couch that opens for storage and slides out to make a full size bed. The kitchen ares consists of cabinets and counter space with a sink, microwave and fridge/freezer combo. The bathroom features a pocket door for privacy. The loft has a queen size mattress, included. I’ve had a lot of ideas over the years when it comes to creating access to the loft but have settled on a 5ft ladder so it could be positioned differently based on the users comfortability (not in photos).

The main doors currently have a doggie door but I do have the original glass that I’ll include if you’d prefer the doors to match. The awning and small porch detaches easily for transport and I also have 3 wood stringers and steps that I’ll include (not in photos).
