These terms govern your use of littlehousesforsale.com and everything on it (the “Service”), run by Little Houses For Sale (“we,” “our,” or “us”). We've tried to write them plainly.

The short version: we are a listing and directory platform. We are not a party to any sale, we don't inspect or certify the homes advertised here, and buyers and sellers are responsible for their own transactions.

Acceptance of these terms

By accessing or using the Service you agree to these terms and to our privacy policy. If you don't agree, please don't use the Service.

Eligibility

You must be at least 18 years old and legally able to enter a contract to create an account, submit a listing, or submit a builder profile. If you are using the Service for a company, you confirm you are authorised to act on its behalf.

What the Service is

Little Houses For Sale is a marketplace and information platform for tiny houses and alternative housing. We provide:

  • Listings that sellers, builders, and our editorial team publish
  • A directory of builders and related businesses
  • Guides, tools, and educational content
  • Comments and reviews on listings and builder profiles
  • Advertising and paid promotional placements

Our role in transactions

This is the most important section in these terms. We are a venue for advertising homes and finding builders. We are not a broker, dealer, agent, escrow service, lender, insurer, or inspector, and we are not a party to any agreement between a buyer and a seller.

Specifically, we do not:

  • Inspect, appraise, certify, or verify the condition of any home advertised here
  • Guarantee that a listing is accurate, current, still available, or legitimate
  • Verify that a home complies with building codes, RVIA or ANSI standards, towing limits, or local zoning rules
  • Provide legal, tax, financing, insurance, or zoning advice
  • Handle payments between buyers and sellers, or hold funds in escrow
  • Guarantee that any sale, delivery, or transfer of title will happen
  • Endorse any seller or builder. Badges such as “Verified Seller” reflect limited checks we describe on our trust page, and are not a warranty about the home or the business.

Any warranty on a home comes from the seller or builder, not from us. Deal directly and carefully: inspect in person or hire a professional inspector, confirm ownership and title, verify zoning and transport requirements for your area, and be cautious of anyone who pressures you into a deposit or an off-platform payment.

Accounts

Registration

Some features need an account. Give accurate information and keep it current. You may register with an email address and password, or sign in with Google.

Security

Keep your password confidential. You are responsible for activity under your account, and you agree to tell us promptly at info@littlehousesforsale.com if you think someone else is using it.

Listings and builder profiles

When you submit a listing or a builder profile, you are responsible for everything in it. You confirm that:

  • You own the home or business, or are authorised to advertise it
  • Details such as price, size, year, condition, features, and location are accurate and not misleading
  • You own the photos you upload, or have permission to use them, and they show the actual home or work being advertised
  • Any licence, insurance, or certification you claim is real and current, and you'll provide proof if we ask
  • You will keep the listing current and mark it sold when it sells
  • Advertising the home is legal where you are

Submissions are reviewed before publication. Review is a basic check for completeness and policy compliance, not a verification of accuracy, and approval doesn't make us responsible for the content. We may edit formatting, crop or optimise photos, correct obvious errors, and categorise your listing so it displays properly.

Content you submit and the licence you give us

You keep ownership of the text, photos, and other content you submit. So that we can actually run the Service, you grant us a worldwide, non-exclusive, royalty-free, sub-licensable licence to host, store, reproduce, resize, adapt, publish, and display your content in order to:

  • Show it on the Service and in search results, feeds, and email digests
  • Promote the Service and your listing, including on our social media accounts and in newsletters
  • Create thumbnails, previews, and share images

This licence lasts while your content is on the Service and for a reasonable period afterwards for backups, caches, and copies already distributed. It doesn't transfer ownership, and it doesn't let us sell your photos on their own.

Prohibited content and conduct

Don't use the Service to:

  • Post false, misleading, fraudulent, or bait listings, or advertise homes you can't sell
  • Impersonate anyone, or claim a business you don't represent
  • Upload photos, text, or trademarks you don't have the rights to
  • Harass, threaten, defame, or discriminate against anyone
  • Post obscene, sexually explicit, or violent material
  • Send spam or unsolicited commercial messages to users, sellers, or builders
  • Scrape, crawl, or bulk-copy listings, photos, or contact details
  • Harvest contact information for marketing or resale
  • Circumvent our review process or create accounts to evade a suspension
  • Probe, attack, or disrupt the Service, or upload malicious code
  • Use the Service for anything unlawful

Some listing and builder features are offered on paid plans. Where they are, the plan, price, and billing period are shown before you pay, and payments are handled by Stripe — we never receive your card details.

  • Paid plans are recurring subscriptions and renew automatically until cancelled
  • You can cancel at any time from your billing portal. Cancellation stops future charges and takes effect at the end of the period you've already paid for
  • Fees are for placement and features on the Service. We charge no commission on the sale of your home, and we take no cut of what a buyer pays you
  • Paying does not guarantee a sale, a minimum number of views or leads, any particular search ranking, or a specific time to sell
  • Payments are generally non-refundable except where the law requires otherwise or we agree in writing
  • If we remove your listing for breaking these terms, we may do so without a refund

We may change plans or pricing. Changes won't affect the period you've already paid for, and we'll tell you before a renewal at a new price.

Comments and reviews

Keep reviews honest and based on real experience. Don't post reviews of your own business, pay for reviews, or post reviews of competitors. We may remove content that looks fake, retaliatory, or off-topic.

Intellectual property

The Service itself — our name, logo, site design, written guides, tools, and compilations of listings — belongs to us or our licensors, and is protected by copyright and trademark law. Don't copy, republish, or build a competing database from it without our written permission.

Copyright and image complaints

If you believe content on the Service infringes your copyright or uses your photos without permission, email info@littlehousesforsale.com with:

  • The URL of the page containing the material
  • A description of the work you say was copied, and where your original appears
  • Your name and contact details
  • A statement that you believe in good faith the use isn't authorised, and that the information in your notice is accurate

We investigate complaints and remove infringing material where appropriate. We may pass your notice to whoever posted the content, and we may end the accounts of repeat infringers.

Moderation, removal, and termination

We may review, edit, refuse, or remove any content, and suspend or close any account, if we believe these terms have been broken, the content is unlawful or misleading, a rights holder or authority has asked us to, or the Service or its users are at risk. Where it's reasonable we'll tell you why and give you a chance to fix it.

You may stop using the Service and delete your account at any time — see our data deletion instructions. Sections that should outlive the relationship, such as content licences for material already published, disclaimers, limitation of liability, and indemnification, survive termination.

Third-party links and services

The Service links to builder websites, external marketplaces, and other resources, and some product links are affiliate links that may earn us a commission at no extra cost to you. We don't control those sites, don't endorse them, and aren't responsible for their content, products, or practices.

Disclaimer of warranties

The Service is provided “as is” and “as available” without warranties of any kind, express or implied, including implied warranties of merchantability, fitness for a particular purpose, and non-infringement. We don't warrant that the Service will be uninterrupted or error-free, or that listings, builder details, pricing information, or guides are accurate, complete, or current.

Limitation of liability

To the fullest extent the law allows, we are not liable for indirect, incidental, special, consequential, punitive, or exemplary damages, or for lost profits, lost sales, lost data, or loss of goodwill, arising from your use of the Service — even if we were told such damages were possible.

We are also not liable for the conduct of any buyer, seller, builder, or other user, including misrepresentation, non-delivery, defects in a home, disputes over deposits or title, or fraud committed by someone you met through the Service.

Where liability can't be excluded, our total liability for any claim relating to the Service is limited to the greater of the amount you paid us in the twelve months before the claim, or one hundred US dollars.

Indemnification

You agree to indemnify and hold harmless Little Houses For Sale and its officers, directors, employees, and agents from claims, damages, losses, and reasonable costs arising out of content you submit, your use of the Service, your breach of these terms, or a transaction or dispute between you and another user.

Changes to the Service and these terms

We may add, change, suspend, or discontinue parts of the Service at any time. We may also revise these terms; the current version is always on this page with its date, and continuing to use the Service after a change means you accept it. If a change materially reduces what you get on a paid plan, you may cancel.

Governing law and disputes

These terms are governed by the laws of the State of North Carolina, without regard to its conflict-of-law rules. Any dispute relating to these terms or the Service will be brought exclusively in the state or federal courts located in Mecklenburg County, North Carolina, and you consent to those courts' jurisdiction.

General

  • Severability. If a provision is unenforceable, it is narrowed to the minimum extent needed, or severed, and the rest stays in force.
  • No waiver. Not enforcing a provision isn't a waiver of it.
  • No partnership. Nothing here creates a partnership, agency, franchise, or employment relationship.
  • Entire agreement. These terms and our posted policies are the whole agreement between us about the Service.
  • Assignment. You may not transfer your rights under these terms without our consent; we may assign them in a merger or sale of the business.
