Tiny Houses for Sale Under $15,000

Most listings under $15,000 are shells, skid cabins, container conversions, and small starter builds between about 80 and 200 square feet. Many have an unfinished interior or only basic wiring and no plumbing. A few used tiny houses on wheels land here when the seller needs a fast sale, but expect older builds or homes that need repairs.

A finished tiny house for $5,000 is very rare. Listings near that price are usually sheds, empty shells, bare trailers, or homes that need major repairs. A new tiny house trailer alone costs about $5,000 to $8,000. If your budget is $5,000 to $10,000, look for shells and skid cabins you can finish over time, and check the price-reduced listings for sellers who have cut their asking price.

Most are shells or partially finished. A shell usually includes framing, siding, roofing, windows, and a door, but not insulation, plumbing, electrical, or interior finishes. Ask each seller for a list of what is finished, what is roughed in, and what is not started.

Be cautious with any finished home priced far below similar listings. See the home in person or on a live video call, ask for the title or certificate of origin, and never wire a deposit or pay with gift cards before you have confirmed the home and the seller. Report suspicious listings through our contact page.

Delivery is usually billed per mile and is not included. Homes on wheels need a titled trailer, and some sellers include one while others do not. Add utility hookups, permits where required, insurance, and the materials to finish a shell. These costs can add several thousand dollars to a low asking price.
