Custom built 40’ tiny house on triple axel trailer. 18,000 total axel weight capacity on drop axels. Trailer frame custom built by Top Notch Trailers in WA for this build.

Built in 2017 and has been our home for the last 9 years. An estimated 320 square feet of interior space.

2 bedrooms, both lofted, but rear bedroom’s loft can be stood up fully in. Alternatively, rear loft can be removed if preferred (something I could do on behalf of new owner with right offer).

Full size kitchen (fridge, stove and sink)! Kitchen is technically ‘lofted’ as well above wheel wells.

50 amp service powers this baby.

House has cedar tongue and grove on inside and outside. Beatle kill blue pine on ceiling and accent walls and acacia hardwood floors through majority of home. Acacia butcher block counter tops on one side and custom concrete poured counter tops on the other.

Home has standing hidden seam metal roof and insulated with closed cell spray foam. House is built using standard stick frame 2x4 construction, 16” on center.

Propane instant water heater. Stove can be propane if wanted, just would need to re-hookup that connection (but it is ran to stove area). Electric stove right now.

Mini-split for AC and heat.

All windows are triple pane, very well insulated!
