22' (THOW) Tiny Home designed for a Student

Beautifully finished Tiny Home on Wheels (THOW), inside and out.  This is a Turn-Key build and fully furnished down to the included decorations, silverware, and trivets and hand towels, includes everything pictured.  Peace of mind with NOAH certified build. This Tiny Home was built with a student in mind.  With a built-in bed, plenty of drawer storage, nice sized desk/table area, plenty of storage in the loft, and washer/dryer unit, this should accommodate most college-aged students living needs.  The kitchen cabinets are custom-built with soft-close doors/drawers, with built-in waste basket cabinet.  Shelves on left/right of sink help give the tiny a light and airy feel without big boxy upper cabinets.  Retro microwave to the left of the sink and dishes/cups on the right shelf.  Butcher block countertops with single-bowl sink and pull-down faucet with integrated soap dispenser.  24” refrigerator in black included, plenty of room for a college students diet.  Kitchen comes with an electric hot plate to cook on and elevated dish drying rack and other wall-hung containers.  Also is a sizeable toaster/air fryer/oven that stores away when not in use.

The sizeable bathroom boasts 36" shower with elongated flush toilet and 30" vanity top, with lockable pocket door.  Large mirrored medicine cabinet and humidity sensing exhaust fan included, as well as the washer/dryer in one combo unit, located next to the shower in the bathroom.  Hooks are conveniently located just outside the shower.  The built-in bed is FULL size, with smartly designed shelving and additional hanging baskets for small storage, and USB in the outlet for convenient device charging next to the bed.  There is a plethora of built-in drawers surrounding the sleeping area, and additional storage above the bed in the 8 x 4  loft.  TV is mounted at the foot of the bed, and can be swung to be viewable from the kitchen table as well.  The sizable kitchen table can double as a study desk, and is moveable (not affixed).

Premium LVT floating floor throughout and white painted ship lap siding on all of the walls.  Overhead light/fan for circulation of air throughout the tiny home.  

Quality-built Bryant trailer with 8" metal floor joist, allowing plenty of insulation R-factor of 25.  All axles with brakes, and includes 4 built-in jacks rated for 5,000 lbs each!  Walls built to withstand sustained high winds as required for NOAH certification, 2x4 walls with hurricane ties to ceiling joists and shearwall attachment of wall framing to welded on foundation bolts on the trailer.  

Insulation and sealing:  R15 wall, R27 ceiling, R25 floor, and sealed with Tyvek house wrap, insulated thermal break between metal trailer and wood connections to reduce transmission of thermal energy, an excellent insulating factor!  100-year Corrugated metal roof with GAF Storm Guard roof underlayment protects from moisture.  Quality lapboard vinyl siding and Ascend insulated board and batten composite siding (rated up to 180 mph winds) completes the exterior of the THOW.

Never be too hot or cold with the 12,000 BTU mini split AC/Heat pump, boasting 1 Ton Heat Pump rating.  Propane RV hot water tank for instant endless hot water.  50 AMP service into the THOW with twist lock power inlet and traditional water hookup via garden hose connection.  Includes 2 20-gallon LP tanks that supply the hot water tank.  No black/gray tanks to manage, sewer gets hard-piped to septic tank.
