Overview
Modern Tiny Living began with friends who met at The Ohio State University in Columbus and wanted a different kind of life — freedom, adventure, travel, and flexibility. After discovering the tiny home movement, the path forward was clear: big freedom meant going tiny. What wasn’t clear was how to do it well. Answers on design, livability, safety, legality, and roadworthiness were vague or missing, and too many homes failed under real conditions — too heavy to move, poorly built trailers, roofs that couldn’t handle snow load. Over margaritas and tacos, they decided to build a better tiny house company: homes beautiful enough to rival a full-size house, strong enough to hand down for generations, and roadworthy enough to tow for hundreds of thousands of miles. Today that team partners with Amish craftsmen in Northern Ohio and has been featured on HGTV, the DIY Network, FOX, NBC, and the Today Show. Whether you customize a core model, commission a fully custom design, or need a TrailerMade trailer or shell for a DIY build, Modern Tiny Living is here to help more people realize the freedom of going tiny.

Quote & consultation
Use the free quote builder on a core model, or pay $250 for a custom quote call and detailed estimate (typically within 1–2 weeks).
Purchase agreement & deposit
When ready, email with “READY TO START.” Review and sign the purchase agreement, then complete the 50% deposit to enter the build queue.
Design & customize
Spend 1–2 weeks with an interior designer on a model build, or about 8 weeks designing a custom floor plan before sign-off.
Build & mid-payment
Framing and shell construction begin once the trailer and windows arrive. After the shell, the second payment (to 75% of total cost) unlocks interior systems and finishes.
Final touches & delivery
Quality checks, appliance testing, and RVIA certification complete the home. Final payment is due before delivery. Typical wait is about 12 months.
