Large Trailer Renovated into Tiny Home / ADU

RV turned ADU. Ready to Live In! The nearly 40-foot trailer was renovated and used as an ADU for grid-tied living. Great insulation, heating/AC, tall ceilings, and many windows. A simple way to add a functional living space. This post is for the trailer only. ______ A few years ago, my partner and I decided that we both wanted to change careers and further our education. To do so we needed to have a place of our own while lowering overhead costs. We decided to buy this spacious 39’ fifth-wheel trailer, which we renovated into our tiny home / ADU. The trailer is a 2010 NuWa Hitchhiker Champagne 38LKTG. According to NuWa, the Champagne Edition is their ultimate HitchHiker design with full-time living in mind. It features a heavy-duty frame, as well as an extra thick roof and floor for strength and added insulation. We lived in this trailer full-time, it was stationary and “grid-tied for all of our electric, water, and sewage. Now that we are pursuing education and different careers, we have moved into a larger home and are ready to sell our tiny home. This trailer ADU is a great option for anyone looking to add a cozy, modern, and functional living space to their property, whether for guests, rental income, or a more minimalist lifestyle. Spacious Living Area: Larger than most of our previous apartments, this 39’ fifth-wheel trailer offers just under 400 square feet of living space. There are three slides in total and the 8’ wide living area expands to a spacious 14’ width across. The interior features high ceilings and a total of 12 windows. The addition of a giant 60” x 30” sliding window in the bedroom and a larger sliding window near the kitchen sink, further enhances natural light, and cross-ventilation and opens the space to outdoor views. Large, open design for all of your furniture and furnishings. Energy Efficient: We designed it for our needs which was to be fully grid-tied to a property or RV park. We installed a 36,000 BTU heating and air conditioning system with a total of three WiFi-controlled head units (living room, kitchen, and bedroom). The heating/cooling system ensures comfort with the flexibility of controlling each unit individually and remotely. On-demand, propane-heated instant water heater. Fully Renovated Kitchen: A custom-designed kitchen featuring Ikea cabinets with deep pull-out drawers, hidden drawers, a moveable island with corresponding cabinets, a terrazzo solid-surface countertop, and quality appliances such as a full-size residential fridge, propane cooktop, and microwave/convection oven. It also houses a farmhouse sink, a stainless steel basin insert and strainer, and a pull-down faucet/sprayer. Functional Bathroom: The sink and shower are separated from the bedroom by a half wall. The toilet is in its own private space separate from the sink/shower with a lockable door, fan, and a window for ventilation. Upgraded Flooring and Insulation: New vinyl plank flooring and additional insulation for improved comfort, sound dampening, and energy efficiency. The bedroom floor hasn’t been finished but it is 100% livable. Extra flooring materials and insulation are included with the sale. Potential for Laundry: The hallway closet has all the necessary hookups for a washer and dryer (110v outlet, hot/cold water, greywater drain, and ventilation. Bedroom and Sleeping Features: • Easily fits a queen-size mattress (not included) but a king-size mattress can also fit in the space. • High-quality, custom-made sofa sleeper from Joybird with a pull-out, queen-size, memory foam mattress. Ventilation: • Two “Fantastic Fans” with temperature sensing and automatic controls. • Additional RV vent fans above the shower and in the toilet room (manual controls). Electrical and Power: • High-end Smart Bluetooth Surge Protector for electrical safety (Hughes Autoformers PWD50-EPO-H Power Watchdog, 50 Amp Hardwire Version with Auto Shutoff). Sends notifications to your phone via Bluetooth. Can track kWh usage and be viewed in real time. • One car battery for 12V lights when not connected to power. • Two 30lb propane tanks, lasting 6-9 months with full-time use. Exterior Features: • Outdoor handheld shower attachment • Auto Leveling system for easy setup. • Ladder to the roof. • Multiple 12v exterior security lights, 12v porch light, and 110v electrical outlets (left, right, rear, and under storage). • Large exterior under storage with a platform that slides out from either side. Able to accommodate a lot of weight. • Purchased 7 new tires. Have only put 320 miles on them. Additional Notes: • 50 amp power cord (around 15’ in length) • 50/30 amp adapter • 50’ extension cord, 30amp • Septic/sewer attachments as well as various RV gear (lead-free water hose, filter, regulator, tire covers, etc.) • Mini-split condenser recently disconnected a couple of weeks ago (for moving purposes). Buyer is responsible for reconnecting it themselves. • Original gas furnace removed (stored in under storage but included). • Large automatic awning is damaged and non-operational. • Various new RV equipment available (upon request).
